At our core, we believe in building your home, the way you want it built. What better way to do that than be in charge of every detail? This homeowner wanted to manage their own home construction, but also wanted to make sure the build went smoothly.
However anyone with any building experience knows, every project is safer with a team. At Turnkey Custom Homes we have developed a Building System that has been proven a hundred times over and allows us to build one-of-a-kind Barndominiums and custom homes, with a reliable process, across a large geographical area and with many different project managers.
This time, we shared that Building System and partnered with our Homeowner, making them the Owner-Builder and Project Manager.

Ryan and Shelby nestled their barndominium in the tall pines west of Huntsville, TX. As a Project Manager for a company constructing specialized projects all over the state, Ryan was not only confident he could manage his own home construction, he wanted to! There’s just something about having a say in every detail of your home as the project is unfolding. Real time changes could be made quickly and he could work with who he wanted to.
Shelby knew the style she wanted and worked with local professionals to create the vision for their home and we have to say it turned out beautifully! They added their own touches by using materials they sourced themselves and even fabricated a custom staircase among many other features.
Turnkey jumped in to help combine our vendor list with theirs so we could team up to bring the vision of their home to life. This is truly an amazing barndominium build that will last a lifetime. Great job y’all!
Our team provided Pre-Construction Planning that helped build the detailed specifications package for the home, compiled the vendor list to bid, and estimated each line item for the pre-construction kickoff. Turnkey made sure everything in the proposal met the lender’s standards as well. This included the itemized draw schedule, inspections, insurances, plans and specs. We also worked together to create a schedule and flow for the project.
Once construction started, we met virtually each week to check on how the previous week progressed, what was planned for the next week, approved vendor payments to be sent out through the Turnkey office, reviewed the budget and stayed on top of selections.
At phase intervals we discussed items needed to be inspected by the licensed building inspectors and worked with the lender for smooth phase payments.
This homeowner was able to be a part of every decision about their home. This included what trades worked on the home, where the materials were sourced, real time adjustments when something just didn’t match the vision and so much more to truly make this home check every box for this family. As homebuilders, we understand that very little compares to spending your life with your family in a home you built.

This gorgeous Barndominium has 2,693 Sq. Ft. of Living Space (with 1,638 Sq. Ft for the 1st Floor, and 1,055 Sq. Ft. for the 2nd Floor). There is also 690 Sq. Ft. Carport, 800 Sq. Ft. Front Entry Porch, 943 Sq. Ft. Garage, and 2,246 Sq. Ft. of Outdoor Living Space Total. We begin our tour with.
The residence is an impressive 2 story barndominium with Burnished Slate R-panel siding and black windows that stands proud against the pine backdrop. The large picture windows make a statement above the wrap around porch with cedar porch posts and knotty alder front door for that perfect amount of natural wood accents.
The home is metal post frame construction with a red iron and purlin roof system with R-Panel roofing and siding. The porches are finished off with a matching panel ceiling allowing the homeowner the freedom to put ceiling lighting anywhere they would like.
The best thing about barndominiums is the large open covered areas that the steel framing allows. This carport and large outdoor living area encompass both overhead doors into the shop, creating a continuous flow for family gatherings.
Ryan and Shelby worked with Whiteley & Whitely Fine Home Design to create an open great room with the kitchen, dining, and living in one room. The large windows allow natural light to flow through to the great room and loft that overlooks the living room. The fireplace makes a statement as it transitions from Austin stone to a charcoal stucco finish above the solid old world lumber mantle.
The wood ridge beams and rafter beams against the ceiling tie the high ceiling into the loft making this a cohesive statement all the way through the home.
The gathering place in any home is the kitchen. The elegant, yet functional, design of this kitchen serves a quiet evening dinner to a large family gathering. We love the mixed wood accents in this kitchen.
The central island provides a large work area for food prep, serving, or additional dining seating. The pendant lighting provides an element of depth to the space, while offering an intimate lighting option when the main recessed lighting isn’t needed.
The site built custom cabinetry fits perfectly in this space. The white oak island with white quartz countertop stands out against the backdrop of the painted cabinets, topped with black granite and ceiling height uppers. This kitchen isn’t just a pretty face. The stainless Kitchen Aid appliance package can handle anything a family may need. A double refrigerator with a full cabinet, built-in microwave drawer, stove top, and double wall oven takes working in the kitchen to the next level.
The dining area keeps everyone included in the living room and kitchen conversations. Ryan and Shelby built the custom steel stair frame, sourced and installed the timber treads, and added the custom view rail to make sure the stairs added to the space and didn’t take away from the room. It’s a work of art!
The powder room down the hall from the dining room and right inside the door from the shop offers all of the practicality a home needs, without losing any design quality. Custom toe kick lighting in the cabinetry adds to the comfort when walking into a dark room.
The 3 bedroom boasts a master suite off the great room with plenty of windows and a high tray ceiling. Across the suite the master bathroom includes 2 vanity sinks, a large walk in shower and a master closet. If you haven’t noticed the natural light theme, you will in this room. The high window lets in the perfect amount of light into this bathroom.
The double vanity has a large single mirror and tons of customized storage options in the white oak cabinets. This glass enclosed tile shower is a large space that allows for ultimate comfort when showering. Stretch, turn and bend over without bumping into a wall or shower controls. With spa-like luxury, showering at home will be a revitalizing experience and make every evening feel like a retreat.
Guests will be comfortable staying down the hall in this bedroom a few steps away from the loft and upstairs 2nd bathroom. This home feels like you have your own home upstairs. The large picture windows in the guest bath provides natural sunlight and a view of the private estate and natural beauty Walker county offers.

Practical comfort continues through into the utility room for a full laundry with plenty of custom storage cabinets and a countertop. This room keeps the tankless propane water heater in a safe conditioned space that’s easy to access, but out of the way. This large utility room gives you plenty of space to manage your home.
Right outside the utility room hall door you enter into a large shop, insulated with closed cell spray foam disguised by black paint. 2 overhead doors lead to the carport and rear patio, which allows this to be made into one continuous indoor / outdoor space. The high volume, low speed commercial fan will keep air moving in this shop for any occasion.
We have said it too many times to count, Ryan and Shelby did an amazing job building their home.
