Every custom home is unique, but for us at Turnkey Custom Homes, this new custom home build had something that most do not… an Owner Builder!

At our core, we believe in building your home, the way you want it built. What better way to do that than be in charge of every detail? This homeowner wanted to manage their own home construction, but also wanted to make sure the build went smoothly.

However anyone with any building experience knows, every project is safer with a team. At Turnkey Custom Homes we have developed a Building System that has been proven a hundred times over and allows us to build one-of-a-kind custom homes, with a reliable process, across a large geographical area and with many different project managers.

This time, we shared that Building System and partnered with our Homeowner, making them the Owner-Builder and Project Manager.

A Homeowner-builder Becomes A Project Manager

Moving to acreage in the country was a dream for David and Betty. A goal their son Devin and daughter-in-law Lauren were keen on as well. The family purchased adjoining acreage in Caldwell, TX where they worked on the weekends to build a shop to store their equipment and an RV site so they could start staying there on the weekends and be hands-on involved in their home build.

Once they could stay on the property, they started designing their dream home. Turnkey introduced Betty and David to Shelby Brock Designs and they got started on their plans while Turnkey came to the site to see what types of improvements would be needed. Betty and David knew what they wanted and had designed every detail of their home to their exact vision. During the Strategy Session with Turnkey, Betty and David worked together to plan out the costs of each decision and help put together options for larger items they weren’t sure would match the value for dollar they were looking for.

The residence is a beautiful white Barndominium with black windows, trim, and roof. The steel black truss and fixtures in the center section of the home jump out from the full wall of white Austin Stone behind it. The home is metal post frame construction with a red iron and purlin roof system with R-Panel roofing and siding. 2x6 exterior walls are framed between the steel columns and all the walls are wrapped and taped with Huber’s Zip System. The porches are finished off with a clean white panel ceiling allowing the homeowner the freedom to put ceiling lighting anywhere they would like. There is covered parking and entry also included. The home has an enclosed storage room for water treatment equipment and the water heater to protect from the elements, but allow for easy access for maintenance.

Our team provided Pre-Construction Planning that helped build the detailed specifications package for the home, compiled the vendor list to bid, and estimated each line item for the pre-construction kickoff. Turnkey made sure everything in the proposal met the lender’s standards as well. This included the itemized draw schedule, inspections, insurances, plans and specs. We also worked together to create a schedule and flow for the project.

Once construction started, we met virtually each week to check on how the previous week progressed, what was planned for the next week, approved vendor payments to be sent out through the Turnkey office, reviewed the budget and stayed on top of selections.

At phase intervals we discussed items needed to be inspected by the licensed building inspectors and worked with the lender for smooth phase payments.

This homeowner was able to be a part of every decision about their home. This included what trades worked on the home, where the materials were sourced, real time adjustments when something just didn’t match the vision and so much more to truly make this home check every box for this family. As homebuilders, we understand that very little compares to spending your life with your family in a home you built.

This gorgeous Barndominium has 2,081 Sq. Ft. of Living Space, 576 Sq. Ft. Carport, 76 Sq. Ft. Front Entry Porch, 644 Sq. Ft. Outdoor Living, 63 Sq. Ft. of Outdoor Storage and Covered Walkway totaling 3,440 Covered Square Feet of Concrete. We begin our tour with an open great room showing the kitchen, dining, and living areas in one room. The large windows not only allow natural light in from all angles, they also allow the family to look out over their private acreage and enjoy the natural views.

The natural light pairs with the tall vaulted ceilings to make the space feel open and grand. The hand-hewn style ridge beams and rafter beams and hardware add a natural warm quality to the grand space.

The central focus point of the sleek modern style electric fireplace is a centerpiece of the floor to ceiling surround that pulls in the white Austin stone from the entry.

The kitchen island provides an enormous work space or a central place to gather. The wood island with its unique Calacatta Sandstorm Quartz top is a beautiful accent against the white cabinets and the pendant lights give the homeowners a warm option for lighting when they don’t need the bright can lights on.

The tiered kitchen cabinets go all the way from the countertop to the ceiling balanced around the range in the middle of the kitchen. The cafe appliances tie in with the white farmhouse sink and floating shelves. The kitchen leads out to a large outdoor living patio through the black framed glass doors.

A small coffee / wine bar complete with wine fridge is just a step around the corner from the kitchen. The family is prepared to live out in the country with a full-sized butler’s pantry flaunting a ton of cabinet and drawer storage, open shelving, freezer storage, along with countertop space for appliances you want to use daily, but not have out on your kitchen counters. Talk about Pantry Envy! The storage continues with this side entry utility room that offers covered entry from door to door. This large mudroom offers a place to get in out of the weather, shed those outer layers, and gives the family a place to keep all those home necessities, such as flash lights, cleaning supplies, and more. The washer and dryer are right next to the most helpful sink in the home, the utility / mop sink.

The master suite has outdoor access and a connecting office. Betty is a photographer and carefully finalizes each photograph she takes. That, along with running the business side, updating websites, sharing portfolios and more, she wanted a comfortable place connected to her bedroom where she could design and build the perfect workspace. The office has plenty of natural light and views across the best part of the property of course.

Across the suite the master bathroom includes 2 vanity sinks, a knee space to get ready, and lots of high windows for light, with lighted mirror and floating shelf.

Looking through the half glass shower, you get a view of the hand troweled stucco shower with its recessed soap niches and shaving ledge. The shower not only feels like a spa with its black linear drain in the hex mosaic floor, but it acts like one too! Equipped with a rain head and body sprays along with a standard shower head, this shower will be the ultimate way to start a relaxing evening.

Connected to the master bathroom is the owner’s closet and it’s one for the records. Carefully designed to use every inch, this closet has built in dressers to keep the bedroom free from furniture, plenty of hanging space, and a ton of storage cubbies of various sizes for shoes, bags, and much more. Their love of natural lighting shows true with this large window in the closet.

Between the hanging space in the guest closet are useful shelves to hold extra blankets and sheets for the guest room.

Guests may never want to leave, with their own full suite on the other end of the home. The room includes its own door to the back patio and has its own ensuite bath. The natural wood cabinets with Calacatta Rain Gold Quartz top give your guests a roomy vanity top lit by a lighted mirror.
